Is It Worth It for Sellers in 2026?
If you're selling your home, you've probably scrolled Rightmove yourself and noticed that some properties just seem to stand out — a bigger box, a green banner, or a spot right at the top of the search results. That's not luck. It's a listing upgrade.
As a vendor, you may be offered the choice between a Standard listing, a Premium Listing, or a Featured Property upgrade when you list with your agent. But what do these upgrades actually do, and are they worth paying for? We've pulled together Rightmove's own performance data to help you decide.
The Three Rightmove Listing Tiers, Explained
1. Standard Listing
This is the baseline every property starts with. Your home appears in search results in the normal order, alongside every other listing that matches a buyer's search criteria. It's included as part of your agent's standard marketing package, but it doesn't get any extra visual priority.
2. Premium Listing
A Premium Listing gives your property a larger display box and a green banner, making it stand out visually from Standard listings around it — while still appearing in search results in the normal price order. It's a relatively low-cost way to catch a buyer's eye without a large spend.
3. Featured Property
A Featured Property is the top-tier upgrade. Your home is shown as a larger advert at the very top of matching search results, and it also still appears again further down as a standard listing — meaning your property effectively gets two placements for the price of one upgrade.

What Does the Data Actually Show?
This is where it gets interesting for sellers who want evidence, not just marketing spin.
Featured Property listings:
- Get more than double the number of property detail views compared to standard listings, based on Rightmove's own data from September 2023 to August 2024
- Help sellers secure a buyer roughly 5 days faster on average than homes without the upgrade, based on Rightmove data from October 2023 to September 2024
Premium Listings:
- Rightmove's data suggests Premium listings can increase buyer attention and click-throughs by up to 30% compared to a standard listing
For context, Rightmove itself recommends combining both upgrades — a Premium Listing and a Featured Property together — for sellers who want maximum exposure, rather than treating them as either/or options.
Is It Worth the Cost?
Here's where it's worth being a balanced, informed seller rather than assuming more spend automatically means a quicker sale.
A few honest considerations:
- Pricing isn't set by Rightmove directly. Agents purchase these upgrade slots from Rightmove and set their own pricing for vendors, so costs can vary noticeably between agents. It's worth asking your agent directly what's included in your package before paying extra.
- Check if it's already bundled. Many full-service agents include Featured Property or Premium Listing as standard within their marketing package. Always ask before assuming it's an additional cost.
- Timing matters. The uplift in views and interest tends to be strongest in the first couple of weeks a property is on the market — this is when buyer attention and search activity around a new listing is at its peak.
- Every property and area is different. Rightmove's uplift figures are averages across the whole platform. A property in a high-demand area with lots of comparable stock may benefit more visibly from standing out than one in a smaller, less competitive market.
Should You Upgrade Your Listing?
If you're weighing up whether to invest in a Premium Listing or Featured Property upgrade, ask yourself:
- Is my property in a competitive area with lots of similar homes for sale?
- Am I trying to sell within a specific timeframe?
- Does my current agent's package already include either upgrade?
- Am I listing at a time of high buyer search activity (spring and early autumn tend to see the most Rightmove traffic)?
If the answer to several of these is yes, the data suggests a Featured Property upgrade — or a combined Featured plus Premium approach — is likely to deliver the most visible return in views and speed to sale.
