You’ve accepted an offer on your home – congratulations! That’s one of the biggest milestones in the selling process. But before you start packing boxes, there are still a few important steps to take. The property sale process in Scotland is slightly different from the rest of the UK, and understanding what happens between “offer accepted” and “moving day” can help everything go smoothly.

Confirming the Legal Details 

Once your offer has been accepted, your solicitor will handle the legal side of the sale. In Scotland, this process is known as concluding the missives — when both parties formally agree to the contract and the sale becomes legally binding. It’s best to have your solicitor in place early, ideally before accepting an offer, so the process can move quickly. Make sure to provide all requested documents promptly, such as proof of ID and property information, and confirm important dates like your agreed entry date. 

Informing Your Mortgage Lender 

If you have a mortgage, let your lender know that you’re selling your property. They’ll guide you through the process of redeeming your existing mortgage or transferring it to your next home. Be aware that some mortgages may have early repayment charges, so it’s worth checking your terms in advance. Booking Your Removal Company 

Removal companies can get booked up fast, particularly at the end of the month or near holidays, so it’s wise to secure one early. Get a few quotes, check customer reviews, and confirm that both properties have easy access on the day. If you’re moving locally within Ayrshire — for example, from Kilmarnock to Prestwick — some smaller firms may offer flexible, half-day options that can save you time and money. 

Decluttering and Packing Early 

Once the legal and logistical steps are underway, it’s time to start preparing your home for the move. Begin by decluttering each room — it makes packing easier and can even reduce removal costs. Pack non-essential items first, clearly label your boxes, and keep all important documents, valuables, and essentials separate. Think ahead about what you’ll need during your first night in your new home, such as bedding, toiletries, and chargers. 

Updating Your Utilities and Address 

It’s important to let your utility providers know about your move. Notify your gas and electricity companies, and remember to take final meter readings on the day you move out. Contact your local council to update your council tax, and arrange to transfer or cancel broadband and TV services. Setting up mail redirection with Royal Mail can prevent important post from going astray. Don’t forget to update your address with your bank, insurance providers, workplace, and GP. 

Preparing for Moving Day 

As moving day approaches, a little preparation can make all the difference. Pack a small “essentials box” with items you’ll want quick access to — things like snacks, cleaning supplies, a kettle, and cups for that all-important first cup of tea. Defrost your freezer 24 hours before moving, double-check that everything is packed securely, and leave any useful manuals or information for the new owners. A thoughtful handover always makes a great impression. 

Handing Over the Keys 

When the legal process is complete and the buyer’s solicitor confirms that funds have been transferred, your solicitor will authorise the release of the keys.
