Understanding the Home Report: What Buyers and Sellers Need to Know

What Is a Home Report? 

A Home Report is a comprehensive information document about a property that must be made available to potential buyers before a property is put on the market. 

It gives an honest look at the property's condition, energy efficiency, and market value. It also highlights any work that may be needed, helping buyers make informed decisions and allowing sellers to market their home more effectively. 

What’s Included? 

The Home Report is made up of three key sections. 

1. Single Survey 

The Single Survey is carried out by a qualified surveyor. This survey provides an overview of the home’s condition, including the structure, roof, plumbing, and more. It also gives an estimated market value and uses a simple category system to highlight any repairs needed. 

2. Energy Performance Certificate (EPC) 

Next is the Energy Performance Certificate (EPC). This shows how energy-efficient the property is and provides suggestions for improving energy use. It’s helpful for buyers to understand what running costs they might expect and how eco-friendly the property is. 

3. Property Questionnaire 

This final section is completed by the seller. This covers practical information such as the Council Tax band, any alterations or extensions made, parking details, utility providers, and any issues like past insurance claims.
