Understanding the Home Report: What Buyers and Sellers Need to Know

If you're buying or selling a home in Scotland, one of the most important documents you'll come across is the Home Report. It’s a legal requirement in most cases and plays a vital role in providing transparency and confidence throughout the property process.

At Donald Ross Residential, we’re committed to making the property process simple and stress-free. Here’s everything you need to know about Home Reports and why they matter.

What Is a Home Report?

A Home Report is a comprehensive information document about a property that must be made available to potential buyers before a property is put on the market.

It gives an honest look at the property's condition, energy efficiency, and market value. It also highlights any work that may be needed, helping buyers make informed decisions and allowing sellers to market their home more effectively.

What’s Included?

The Home Report is made up of three key sections.

1. Single Survey

The Single Survey is carried out by a qualified surveyor. This survey provides an overview of the home’s condition, including the structure, roof, plumbing, and more. It also gives an estimated market value and uses a simple category system to highlight any repairs needed.

2. Energy Performance Certificate (EPC)

Next is the Energy Performance Certificate (EPC). This shows how energy-efficient the property is and provides suggestions for improving energy use. It’s helpful for buyers to understand what running costs they might expect and how eco-friendly the property is.

3. Property Questionnaire

This final section is completed by the seller. This covers practical information such as the Council Tax band, any alterations or extensions made, parking details, utility providers, and any issues like past insurance claims.

Why Is It So Important?

The Home Report is useful for both buyers and sellers.

For buyers, it removes much of the guesswork by providing a clear picture of the property's condition before making an offer. This means fewer surprises later on and more confidence in your investment.

For sellers, the Home Report can help build trust and reduce delays in the sales process. Buyers are more likely to make strong offers when they feel informed. A well-prepared Home Report can even speed up your sale.

Are There Any Exceptions?

In some situations, a Home Report isn’t required. This includes new-build homes being sold for the first time, holiday homes that aren’t used year-round, and properties that are part commercial.

If you're unsure whether your home needs a Home Report, our team at Donald Ross Residential can give you clear guidance based on your circumstances.

How to Prepare as a Seller

If you’re thinking about selling, there are a few things you can do to prepare for your Home Report.

Start by taking care of any minor repairs, even small improvements can make a big difference in the surveyor's assessment. Make sure your home is clean, tidy, and clutter-free before the survey. And when it’s time to complete the Property Questionnaire, be thorough and honest.

We’re happy to help you get ready. Our experienced team can recommend trusted surveyors and guide you through the entire process.
